School Information

Ivan Downs is located in a growing part of Warren County. Children in the Ivan Downs Subdivision attend some of the newer schools in Warren County.

Jody Richards Elementary

The building’s aesthetics were designed in an effort to blend the school into the Ivan Downs neighborhood. A dark brick facade was chosen to give it a traditional look with alternating classrooms “stepped out” to break up the appearance of a large building.

South Warren Middle and High School

After opening its doors to students on August 3, 2010, South Warren Middle and High School has the distinction of being the largest school in Kentucky and the largest insulated concrete building in the nation.

Before You Build

Because of the unique architecture located within Ivan Downs, building and remodeling in our neighborhood is regulated by a unique set of restrictions and processes. Because of this, all remodeling and building permits must be reviewed by the Ivan Downs ARB before any new construction is approved.

Ivan Downs’ Neighborhood Association’s Architectural Review Board (ARB) is a standing committee of volunteer neighbors with expertise in our restrictions and procedures, who meet with and advise anyone seeking to remodel or build. The ARB also makes recommendations regarding any action on demolition, remodeling, and building issues.

Covenants and Restrictions for Ivan Downs


Our covenants (promises and rules) provide for the protection and preservation of values, amenities, desirability and attractiveness of Ivan Downs.

It is important to note that the entirety of all contents of actual covenants applicable to any particular lot technically requires review of more than one recorded document. The covenants for Ivan Downs were adopted and recorded in groups by section and subject to certain subsequent recorded amendments. The initial adoption (for Trackside Section 1) occurred in late 2005. This was followed by subsequent inclusions of Trackside Section 2 (lots 31-57: 2006) and Paddock Section 3 (lots 59-95: 2007). Other recorded amendments or "binding elements" were recorded in 2007 which affected development timing rules.

Practically speaking, one could review the initial copy adopted (link to copy below) to determine the content which remains largely applicable to all lots (except for lots 58 and 96 as stormwater drainage areas). However, to any extent reliance upon this information is made for important purposes, it is advised to consult with a real estate attorney to assure correct and complete reference. All applicable copies are recorded with the OPice of the Warren County Clerk of Court at the Warren County Courthouse in Bowling Green, KY. In many cases, your individual property deed will contain reference to appliable recorded restrictions.
